Once upon a time...
Mr. and Mrs. Buyer out-grew their small starter home and decided
it was time to upsize. They contacted a local real estate agent
and asked to see some homes that met their current needs.
Their
agent, delighted to help, asked a lot of questions to determine
the home size, location, features, and price range that would
best suit their preferences. With Mr. and Mrs. Buyer's personal
search criteria as a guide, the agent searched the local MLS
(multiple listing service where Realtors®
promoter their listings to other Realtors®), and found several
homes that (in the agent's opinion) were exactly what they were
looking for.
Showing appointments were set, and Mr. and Mrs. Buyer set aside
a full day to view the homes their agent selected for them. One
by one, they were all eliminated as possibilities for their new
home purchase. This process was repeated many times (wasting
much time) until finally, the right home was found, and an offer
was made and accepted.
After the purchase, Mr. and Mrs. Buyer learned that several
comparable homes in the area had recently sold for less than
they paid for their home. They wondered why they didn't get a
better deal on their home (money out of their pocket).
Mr. and Mrs. Buyer's story is a typical one for
many buyers, but not for eList Realty®
buyers...
It should be noted that all real estate agents are ethically and
legally bound to represent the best interests of their clients,
to the best of their ability, and most, if not all, do just
that. However, not all agents are trained in ways that
ultimately save their clients time and money.
For
example... If Mr. and Mrs. Buyer, in the story above, had
contacted an eList agent, they would have saved time
looking (and found their perfect home quicker) with a home
search system that gives them the opportunity to define and
narrow their search, and choose the homes that they really
want to see, instead of the homes that their agent thinks
they want to see. They would have also saved money
on the purchase of their home, because their eList agent would
have completed a current market analysis to determine the market
value of the home in question (instead of relying on the listing
agent's opinion of value - the list price), and recommended and
negotiated an offer price that was supported by the market data.
eList Realty® agents have the buyer home search system and other
buyer resources that puts their clients in control, saving them
time; and the training and expertise to determine the best offer
price, and negotiate the best purchase price, saving them money
as well! AND, here's the best part... our
buyer representation
services are FREE* to the buyer!
